How We Work - Our Drawing Process

Initial Consultation & Zoning Review

We schedule a 3-hour meeting at your property where we discuss your vision, take measurements, and create initial sketches. Simultaneously, we review zoning for your address to confirm what's possible and identify any potential restrictions or variance requirements.

Concept Development

Based on our consultation, we develop one or two layout concepts that address your priorities while respecting zoning constraints and budget realities. You review these concepts and provide feedback before we proceed to detailed drawings.

Detailed Drawing Creation

Once the concept is approved, we create the full drawing package: floor plans, elevations, sections, roof plan, site plan, and structural details. We include several revision rounds within the agreed scope to refine details and finalize specifications.

Final Review & Delivery

We present the completed drawing package and walk you through every detail. Drawings are delivered in PDF format for permit submission and review. DWG files are provided when needed for engineer coordination or contractor use.

Absolutely. If you don't have a survey, we can order one for you (typically $800–$1,500 depending on property size and complexity). As for zoning, that's something we always check at the start—we'll pull your property's zoning information from the municipality and explain what's allowed, what requires variances, and what restrictions you need to know about. You don't need to figure this out yourself.

The drawings we create are permit-ready—meaning they're prepared to meet municipal building code and zoning requirements. However, the actual permit submission and follow-up with the city is a separate process. We offer that as an additional service if you'd like us to handle it, or you can submit the drawings yourself. Either way, you'll have everything the city needs from a drawing standpoint.

2D architectural drawings are the technical plans—floor layouts, elevations, sections—that builders and municipalities need. They're precise, dimensioned, and permit-ready. 3D renderings are visual representations that help you see what the finished space will look like—useful for choosing finishes, understanding spatial relationships, or presenting ideas to family members. We include professional 2D drawings as standard; 3D renderings are available as an add-on at around $700 per view if you want that extra visualization.

Because we design with permit requirements in mind from the start and review zoning before we draw, major revisions are rare. That said, municipalities sometimes request minor adjustments or clarifications. If you've hired us for permit submission, we handle those revisions as part of the process. If you're submitting on your own and the city requests changes, we can make those updates—minor tweaks are usually quick, while significant redesigns (rare) would be quoted separately.

Our house turned out to have a great flow with lots of air and light, thanks to lots of useful advice from Alex’s architect including a proposal to add carved out ceilings in upstairs bedrooms.
